According to statistics published by the INE, the number of mortgaged homes has risen by 12% year-on-year, with a total of 42,767 homes registered in June. Additionally, there has been a 6% increase in the average amount of these mortgages, standing at €147,539.
Andalusia ranks as the second community after Madrid with the highest number of housing mortgage contracts (7,916), being the third community to which the most capital is lent after Madrid and Catalonia for the establishment of mortgages.
Statistics show a 70% increase in the number of mortgages from April to June coinciding with fears of rising interest rates and the Euribor. Although the number of contracts was higher in May than in June, where there was a 3.2% drop.
In June, 73% of housing mortgages granted were at a fixed interest rate, with an average value of 2.64%, while the variable rate stands at 2.06% with an average term of 24 years.
The provisional average of the Euribor in September stands at 1.893% but it is expected to close the month at 2.5%.
The rapid increase in the Euribor is causing many entities to raise the requirements to obtain fixed-rate mortgages, as they are the most demanded compared to variable or mixed rates.
