Royal Decree-Law 11/2020 establishes a system for deferring the payment of rent, or even waiving, the rent of the habitual residence, in order to help tenants who find themselves in a vulnerable situation due to the coronavirus, while ensuring a balance between the parties that prevents the vulnerability of tenants from being transferred to landlords, especially those for whom the income generated by rental income may be essential. We must also take into account that 85% of residential leases the owner is a natural person.
