With these measures for small businesses and the self-employed regarding the rent moratorium, "we respond to the needs of self-employed individuals and small businesses that do not have the financial capacity to meet their rental payment obligations for their premises," according to a statement from the Executive. These measures are expected to benefit more than 222,000 rented properties for commercial, leisure, hospitality, and tourism use.
If you are self-employed or a small business, and you have a property owned by small landlords (owners of fewer than 10 properties), the use of the deposit as a payment mechanism for rent is facilitated, which must be reimbursed by the tenant within a period not exceeding 12 months.
As defined in the housing aid and moratoriums, the consequences derived from taking advantage of the extension without meeting the requirements. "Tenants who have benefited from the temporary and extraordinary deferral of rent payment without meeting the established requirements will be responsible for any damages and losses that may have occurred, as well as all expenses generated by the application of these exceptional measures," states the text published in the BOE.
