When buying a home, we must always take into account some advice to minimize problems in the future, some of the most notable tips to consider are:
- We must take into account in case of needing to mortgage for the purchase of the property, that the purchase of the home does not exceed more than 30% of the monthly income of the family unit. Banking entities usually accept between 35 - 40% of the total income, it is at the discretion of each entity. - We should never send money in advance: neither as a deposit, guarantee, down payment, reservation or for any other reason. Except in the case that we celebrate a down payment contract with the seller, or a reservation contract with the buyer or real estate agency. For which we should verify that the seller is the one listed in the simple note of the Property Registry where the property is located. And if we celebrate this contract with the real estate agency that showed us the property and has been informing us, we should verify that the data of the real estate agency (social name, C.I.F., postal address) match those on their website, or with the previous documentation they may have provided us. We always recommend that you meet the intermediary in person whether it is a real estate agency or if you are dealing directly with an individual.
- You should distrust money transfer companies: if they tell you to make a deposit as a down payment and reservation through Western Union, MoneyGram, Bidpay or other similar payment methods, as transactions with strangers cannot be guaranteed and the recipient of the transfer cannot be traced. Ideally, economic deliveries should be made through a bank account, including when making the bank transfer, the beneficiary (buyer signing the document), indicating in the concept down payment or reservation of the property subject to deposit.
- Always under contract: If a payment, deposit or reservation is made, it must be reflected in writing in a contract. Keeping all documents: emails or messages exchanged with the seller to keep a record of everything that refers to the purchase of the property.
Meet the intermediary in person whether it is a real estate agency or an individual.
See before buying, make inquiries and transactions in person and reach an agreement to be able to see the property before making the purchase.
Ease of contact: Distrust if the seller cannot speak by phone for any reason or excuse.
Know the environment: Visit the property on your own and ask for references from neighbors or the building's doorman.
